Aves Quarter
In the quiet yet strategically located municipality of Haar, directly on the eastern outskirts of Munich, KM-Wohnbau is developing a forward-looking residential and commercial quarter with a total of 131 units. This ambitious urban development project is not only one of the most important new construction projects in the east of Munich, but is also emblematic of the Haar municipality’s urban development concept along the B 304 federal highway, combining modern living with attractive commercial space to create a vibrant and sustainable new center.
The architecturally appealing, U-shaped ensemble of buildings is topped by a striking, 42-metre-high residential tower, which has become the landmark of the quarter. The name we developed, “Aves Quarter”, is more than just a name: ‘Aves’ is Latin for “birds” and not only picks up on the protective nest character of the almost completely enclosed, green inner courtyard, which invites people to linger and meet. The symbolism is also literally reflected on the exterior staircase of the residential tower: a flock of birds milled into the sheet metal cladding rises dynamically from the plaza below and unfolds along the entire height of the building – an impressive work of art and a visual anchor point.
Precise and atmospheric architectural visualizations were crucial for the successful real estate marketing of this unique project. They made it possible to make the vision of the Aves Quartier tangible long before the first bricks were laid. Our visualizations not only showed the elegant architecture and the well thought-out floor plans of the residential and commercial units, but also the future life in the quarter: the green inner courtyard as a meeting point, the spaciousness of the areas and the integration of the residential tower into the surroundings. These detailed illustrations were essential in order to communicate the potential of this outstanding urban development project in Haar comprehensively and to give interested parties a realistic impression of their future home or workplace.

In order to do justice to the value and importance of the project, we were commissioned to develop the entire sales communication. Starting with the brand identity, texts, high-quality 3D visualizations, the exposé, a short film and illustrated floor plans through to outdoor advertising along the construction site, we developed and produced all creative services for the project.
This allowed us to leverage all internal synergies in this complete marketing project, with our 3D creation and art direction working hand in hand. The results are impressive and have been seen: despite the difficult overall situation on the real estate market, the majority of the residential and commercial units (as at September 2024) have already been sold or let.
