THE II – Bauhaus-Villen
in Schondorf

In idyllic Schondorf am Ammersee, E+W Wohnbau is developing a villa duo of timeless extravagance. On the outskirts of this cozy Bavarian community with its 8,000 inhabitants, two cubist buildings are being built in the Bauhaus style. The minimalist façade is a testament to taste and discreetly conceals the visionary equipment package that has been considered for the interior of these two villas. A spa area and an ingenious energy cycle with a photovoltaic system and hydrogen storage are just two of the highlights. It is easy to forget that the real highlight of these houses is their location. Schondorf is located in the middle of the Fünf-Seen-Land region, directly on the beautiful Ammersee lake. Located just 45 kilometers west of Munich, the climatic health resort is an ideal starting point for commuters and recreational athletes alike.

We developed the entire communication for this unique project and produced architectural visualizations and a high-quality real estate exposé. The name “The II” was created together with the client during the conception phase and is as minimalist as the Bauhaus architecture of the two villas, but at the same time emphasizes the accent-setting claim of the project.

The THE II project sets visible accents. The minimalist design language of the Bauhaus architecture initially makes an emphatically restrained impression. Clear lines define the outer form. They run along the façade and are only interrupted here and there by a window. Some of the elements integrated into the façade, such as the flush garage door, are almost invisible. This is the first indication of the precision and conceptual determination with which these two villas were developed. The clear color gradation of the building parts creates functional order and makes an elegant understatement.

The brand design relates to the project in exactly the same way: clear forms and a resolute design language that repeatedly draws on Bauhaus and yet quotes the developer’s learned brand design. Unagitated, timeless and a little bit extravagant. The 3D visualizations are fully coordinated with the design image and blend in effortlessly. The result is communication from a single source, because high-quality real estate values can only be conveyed through high-quality design.
